The situation

During the thaw, water did not seep through the uphill wall, it sprayed, through one vertical crack. Separately, the crawl space under the rear extension sat at 74% humidity with visible growth on the joists.

Two unrelated problems in one house, which is more common than it sounds and is worth separating carefully, because they had different causes and needed different work.

The crack was the dramatic one. The house sits on a slope, with the uphill wall retaining several feet more soil than the downhill side. During a thaw, water moving through the saturated ground behind that wall had enough head behind it to jet through a single vertical crack rather than weep from it. The owners had been catching it in a bucket. Everything else in the basement was dry, including the cove joint along all four walls.

The crawl space under the rear extension was the quiet one. Bare soil, no barrier, 74% humidity and visible growth across the joists. The owners had not connected it to anything, but the rear rooms of the house smelled damp and had done for years.

What we ruled out

For the crack, the question was whether the wall was failing structurally or simply cracked. A wall retaining a slope is under lateral load, and lateral load produces horizontal cracking, bowing, and shear displacement at the corners. Any of those would have meant foundation repair with carbon fiber or wall anchors before anybody talked about sealing.

We checked with a level and a straightedge along the wall face and found no bow, no horizontal crack and no displacement between the two faces of the vertical crack. It was a shrinkage crack in a wall that happened to have a lot of water behind it, not a wall being pushed in. That is what made injection the right answer, and it is the check that decides between a few hundred dollars of resin and several thousand dollars of structural bracing. We ruled out a drainage system on the same evidence as the Highland Square job : one entry point, dry cove joint everywhere else, no moisture in the slab. Water under pressure across the footing does not restrict itself to one crack.

For the crawl space, we probed the framing before quoting anything. Surface growth on sound timber is a humidity problem. Soft joist ends would have made it a structural job first, as it was in Firestone Park . Nothing gave under the probe here, so encapsulation on its own was the correct scope.

We also checked whether the crawl space was taking liquid water rather than vapor, since a liner over standing water needs drainage underneath it. It was not. The soil was damp from ground vapor, not from run-off.

What we did

Structural epoxy (opens in a new tab) injection sealed the crack full-depth, confirmed by resin at the exterior face. The crawl space was cleaned out, treated, sealed with a 20-mil vapor barrier (opens in a new tab) and put on a dehumidifier, both jobs scheduled in a single mobilization.

Epoxy rather than polyurethane, and the reason is the slope. On a wall carrying real lateral load from retained soil, a rigid structural resin that bonds the two faces back together is preferable to a flexible one that seals without restoring any strength. It is the opposite call to the one we made in Highland Square, where the wall carried no retained load and flexibility mattered more.

Getting epoxy into an actively wet crack takes preparation. The crack was dried and the surface sealed, ports set at close centres, and resin pumped from the lowest port upward, slowly, so it displaced water rather than trapping it. Resin appearing at the exterior face is the confirmation that the fill went the full wall thickness. Without that, you have sealed the inside inch and left the rest of the crack as a reservoir.

The crawl space ran in parallel over the same mobilization: full clean-out and disposal, antimicrobial treatment of the joists, a 20-mil reinforced liner sealed to the walls and wrapped individually around every pier, and a dehumidifier with an automatic condensate drain covering the 620 square feet under the extension.

Scheduling both in one visit was worth real money to the owners. Two separate mobilizations means two lots of setup, two lots of access protection and two minimum charges. Where a house needs two things and neither depends on the other, we combine them.

Why a Kenmore hillside basement leaks under pressure

Kenmore is built across genuinely sloping ground, and a house on a slope has an uphill wall that is doing a job the downhill wall is not. It retains more soil, so it carries more lateral load, and the ground behind it collects water moving downhill through the subsoil rather than just the rain that falls directly on it.

Add the clay-rich glacial till that covers most of Akron. Clay drains slowly, so during a thaw the backfill behind that uphill wall can stay saturated for weeks while the rest of the lot looks dry. Saturated soil against a wall produces hydrostatic pressure (opens in a new tab) proportional to depth, and the deeper the retained side, the harder the water pushes.

Give that pressure a single crack to work through and it does not seep. It jets. The volume through one crack under head can easily exceed what a whole wall would weep at low pressure, which is why the owners thought they had a catastrophic problem and in fact had a half-day repair.

The outcome

Inflow at the wall dropped to zero and has stayed there through two thaw cycles. Crawl humidity holds at 48%, and the owners report the rear rooms no longer smell damp, which is the stack effect (opens in a new tab) working in the other direction.

The smell going away is the part worth explaining, because it happened in rooms nobody worked in. Air enters a house at its lowest point and leaves through the upper floors. When the lowest point was 620 square feet of bare damp soil, a share of the air in the rear rooms had passed over that soil first. Seal the ground, drop the humidity from 74% to 48%, and the air being drawn in is simply different air.

What this means for your house

Combining basement crack repair with crawl space encapsulation in one visit is common here. If you are getting quotes for two pieces of work, ask whether they can be run in a single mobilization before you accept two separate prices.

If water is jetting rather than seeping, the instinct is to assume the worst. Check the wall for bowing and horizontal cracking first, or have someone check it for you. A straight wall with one vertical crack under pressure is a resin job. A bowed wall is a different conversation and a much more urgent one.
