Two Cracks, One Afternoon in Highland Square

The situation
Water appeared on the floor along one wall every time the snow melted, and the owner had been told by two companies that the whole basement needed a drainage system. Nobody had traced where the water actually entered.
The pattern mattered more than the volume. Water showed up in the same two places every time, roughly four feet apart, and it arrived within hours of a thaw starting rather than building over a week. It never appeared on the other three walls, and it never appeared during summer storms no matter how hard it rained. The floor was dry at the edges everywhere else, including the cove joint where the wall meets the slab, which is the first place a pressure problem shows itself.
That is a point-source signature. Water under pressure from below does not choose two spots and ignore the other sixty feet of wall.
What we ruled out
Before quoting anything we eliminated the expensive diagnosis, because the two firms before us had gone straight to it.
We ran a moisture meter along the full base of all four walls on a dry day and again two days after a rain. The cove joint read normal everywhere except within about eighteen inches of the two wet spots. If the water table were pushing water up through the slab, or if hydrostatic pressure were loading the footing, those readings would have been elevated along whole runs of wall, not in two isolated patches.
We also checked the obvious exterior suspects. The downspout on that elevation discharged about three feet from the foundation, which is short, and the grade fell towards the house rather than away from it over the last two feet. Both are real faults and both were contributing, but neither explained why the water entered at two specific points instead of soaking in along the whole wall.
Then we hose tested. Running water on the ground above each suspected area, one section at a time, with someone watching inside. Water appeared inside within four minutes at the first crack and about seven at the second. Nothing appeared anywhere else after twenty minutes on each remaining section.
What we did
A hose test isolated the entry to two vertical cracks, one of them hairline. Both were injected with low-pressure polyurethane (opens in a new tab) through the full wall thickness, resin appeared at the exterior face on both, confirming the void was gone. Ports removed and the wall ground flush the same afternoon.
Polyurethane rather than epoxy was the right call here because both cracks were actively damp and neither was structural. Polyurethane cures in the presence of water and stays flexible, so it tolerates the small seasonal movement a wall like this makes as the ground freezes and thaws. Structural epoxy (opens in a new tab) is stronger and rigid, which is what you want when a crack is carrying load, and wrong when the wall needs to keep breathing a little.
Injection ports were set at roughly eight-inch intervals up each crack, the crack face was surface-sealed between them, and resin was pumped from the bottom port upward until it appeared at the one above. That sequence matters: filling from the top leaves an air pocket at the bottom, which is exactly where the water is. Seeing resin emerge on the outside face of the wall is the only proof that the fill went the full thickness rather than plugging the visible inch.
We also lengthened the downspout discharge to eight feet and rebuilt the grade to fall away from the wall. Neither was billed as waterproofing. Both reduce how much water ever reaches the foundation, and they cost almost nothing while the crew is already on site.
Why a Highland Square bungalow cracks where it does
Most of the housing stock here went up between the 1910s and the 1930s on poured concrete walls that are thinner than anything built today and carry little or no reinforcement. Concrete of that era shrinks as it cures and keeps moving with temperature for decades afterward. Vertical cracks near the middle third of a wall span are the normal result and are almost never structural.
Akron then adds freeze-thaw (opens in a new tab) cycling on top. The soil against these walls holds water, freezes, expands, and relaxes again, often dozens of times between December and March. A hairline crack that is sealed enough to stay dry in October is frequently open enough to pass water by February. That is why the owner saw this every thaw and never during a summer downpour, and it is the single most useful clue on the whole job.
The outcome
Zero water through two subsequent thaws, verified with a moisture meter on both visits. Total spend was a small fraction of the lowest drainage quote the owner had received.
We returned once after the first thaw and once after the second, taking readings at the same points on the wall and the slab. Both came back at the same level as the three walls that never leaked. The repair carries our lifetime no-re-leak warranty on those two cracks, which transfers if the house sells.
Worth being precise about what was and was not bought here. Two cracks are sealed for good. The house does not now have a drainage system, and if the water table under Highland Square were ever to rise the way it does in North Hill , this basement would need one. Nothing about this repair prevents that. It fixed the problem the house actually had.
What this means for your house
If your water arrives in the same spot every time, arrives fast, and arrives with the thaw rather than the rain, a full-perimeter system is very likely more than you need. Ask any contractor quoting one to show you the moisture readings along the walls that are supposedly wet, and to hose test in front of you. That test costs nothing and takes an afternoon.
If instead the water shows along a line, seeps up through the cove joint on more than one wall, or arrives slowly and stays for days, the pressure diagnosis is probably right and injection would be a waste of money.
