The situation

Noticeable flex underfoot in the kitchen and a door that had stopped latching. A screwdriver went into three joist ends without resistance where they bore on a damp sill plate (opens in a new tab) , and the girder line had dropped where two piers had settled into soft ground.

The owners had lived with the bounce for years and had a reasonable explanation for it. The house is from the 1920s, old houses move, and a floor that gives a little underfoot is not obviously an emergency. What changed their mind was the door: a door that stops latching means the opening it sits in has changed shape, and that is a structural symptom rather than a cosmetic one.

Measured across the kitchen span, the floor was deflecting 11 mm underfoot. For context, a floor built to modern deflection limits over that span would move a couple of millimetres. Eleven is not a creaky-floorboard number, it is a load path that is no longer doing its job.

What we ruled out

The first question on any sagging floor is whether the framing has failed or the support under it has moved, because they look identical from above and need completely different work.

Here it was both, which is common and worth explaining. We ran a laser line along the girder and found it had dropped roughly 14 mm at two pier positions. Those piers were dry-stacked block sitting on tamped soil with no proper footing, which was normal practice when the house was built and does exactly what you would expect after a century of wet and dry cycles: it settles. That accounted for part of the sag.

Separately, three joist ends had lost most of their section where they bore on the sill plate. That is not settlement, that is decay, and decay needs a moisture source. We found it in the crawl space itself: bare soil, no vapor barrier, and wet batt insulation packed against the rim. Wood-decay fungi (opens in a new tab) need sustained moisture in the timber to establish, and the joist ends at the perimeter are the coldest, dampest part of the assembly.

We ruled out termite and insect damage by inspection: the pattern of loss was the soft, stringy, cross-grain break-up of fungal decay, not galleries. We also ruled out simple overload. Nothing had been added upstairs, no wall had been removed, and the span was original.

Most importantly, we ruled out doing the encapsulation first. The owners had originally called about sealing the crawl space, and a liner would have made the space look finished while three joists carried on failing underneath it.

What we did

Steel adjustable piers were set on new footings and the span lifted gradually over two days rather than jacked in one go. Three joists were sistered with pressure-treated members and the failed section of sill plate replaced. Sodden batt insulation was stripped out and disposed of.

The lift is the part that takes patience. New footings were dug and poured below the frost line, adjustable steel piers set on them, and the girder taken up by a small increment morning and evening over two days. A century-old house has plaster, brickwork, tile and window openings that have all found their position over decades. Recovering 14 mm in one afternoon cracks all of it. Recovering it over two days lets the structure follow.

While the span was supported, the three failed joists were sistered: new pressure-treated members bolted alongside the full length of each original, carrying past the damaged end onto sound bearing. The rotten section of sill plate was cut out and replaced. Sistering rather than replacing whole joists is the right call when the original member is sound over most of its length, and it avoids disturbing the subfloor and finishes above.

Then the moisture source was removed. All the sodden insulation came out and went to disposal rather than being left in a pile in the corner, and the crawl was left clean, dry and open so the new and existing timber could be inspected.

We deliberately did not seal it that week. New pressure-treated timber and a freshly cut sill need to give up moisture before a liner goes over them.

Why Firestone Park floors do this

Firestone Park was built quickly in the late 1910s and 1920s as company housing, and a large share of it sits on shallow crawl spaces over bare soil with dry-stacked pier supports. Both details were standard then and both age the same way.

The bare soil supplies a continuous vapor source. The clay-rich ground under this part of Akron holds water well into summer, and the coldest surfaces in the assembly are the joist ends and sill plate around the perimeter, so that is where moisture condenses and stays. Give that eighty years and decay at the bearing points is not bad luck, it is arithmetic.

The dry-stacked piers do the other half. Without a footing spreading the load, the bearing pressure sits on soil that swells when wet and shrinks when dry, season after season. Settlement of ten to fifteen millimetres over that timeframe is entirely ordinary.

What makes it feel sudden to the homeowner is that floors bridge the problem for a long time and then stop. The framing loses section slowly and the deflection creeps up gradually, until a door frame racks enough to stop latching and everything appears to have happened at once.

The outcome

Floor deflection went from 11 mm to under 2 mm across the span. The door latches again, and the crawl was left clean and sound, the owners had it encapsulated the following month.

Under 2 mm is a floor that feels solid rather than merely improved, and it is the number worth asking any contractor to quote against. Four piers went in on new footings and three joists were sistered. The structural work carries a 10-year workmanship warranty.

The encapsulation followed a month later, once the new timber had dried down. Doing it in that order meant the liner went over sound, dry framing rather than sealing a problem in.

What this means for your house

That order is deliberate. Crawl space repair restores the framing first, because a liner over wood-decay fungi (opens in a new tab) hides a problem instead of ending it.

If your floor bounces, the useful test is not the bounce itself. It is whether anything else in the house has changed shape: a door that has stopped latching, a gap opening at the top of a baseboard, a window that has become stiff. One of those alongside a soft floor means the load path has moved and it is worth someone getting under there with an awl.

When you get a quote for crawl space work, ask specifically whether the joist ends and sill plate were probed and what was found. Anyone quoting encapsulation without having done that is quoting blind.
