Waterproofing a basement while it is being built costs roughly a fifth of what the same protection costs later. The wall is already exposed. The trench is already open. Nobody has to dig up a driveway or cut a finished floor.
Yet most new basements in Northeast Ohio get sprayed with damp proofing, backfilled with the clay that came out of the hole, and called done. Damp proofing is not waterproofing. The difference (opens in a new tab) is that damp proofing slows moisture and waterproofing holds back water under pressure.
Here are the 8 steps that matter, in the order the build hits them.
1. Set the footing drain before the wall goes up
The footing drain is the single most important part and it is buried first, so it is the easiest to get wrong. Slotted pipe goes beside the footing, not on top of it, wrapped in filter fabric and bedded in washed stone.
Run it to daylight if the lot has fall. If not, run it to a sump. Never run it into the sanitary sewer, which most Ohio jurisdictions prohibit.
2. Waterproof the wall, do not just damp proof it
The black spray most builders use is asphalt damp proofing. It bridges nothing. The first shrinkage crack in the wall opens straight through it.
A real system is a sheet or fluid-applied membrane rated to bridge cracks, taken from the top of the footing to grade. Ask for the product name and the ASTM (opens in a new tab) standard it meets before the crew leaves.
3. Add a drainage board over the membrane
A dimpled drainage board does 2 jobs. It protects the membrane from stones during backfill, and it gives any water that reaches the wall a vertical path down to the footing drain instead of sideways into the wall.
Without it, backfill stones press into the membrane and the first frost cycle finds the weak spot.
4. Seal every penetration
Every pipe, sleeve and tie-rod hole through the wall is a hole in your waterproofing. They get sealed individually with the manufacturer’s detail, not with a smear of the same coating.
Most new-build leaks we get called to in Akron come through a penetration, not through the wall.
5. Backfill with stone, not the clay you dug out
This is where Akron builds go wrong most often. The clay soil (opens in a new tab) here holds water and swells. Backfilling with it packs a wet, expanding blanket right against the new wall.
Backfill in lifts with free-draining stone or granular fill. It costs more per yard and saves the wall.
6. Put a vapor barrier under the slab
A 15-mil under-slab barrier stops ground moisture rising through the concrete. It also cuts radon (opens in a new tab) entry, which matters in Ohio.
While the slab is open is also the moment to rough in a passive radon stack. Doing it now costs almost nothing. Doing it later means cutting the floor.
7. Grade away from the house, and mean it
Ground should fall about 6 inches over the first 10 feet (150 mm over 3 m). Fresh backfill settles, so grade it high and check it again after the first winter.
Downspouts get extensions that carry roof water at least 6 feet (1.8 m) out. This one step prevents more basement water than anything else on the list.
8. Test before drywall goes up
Run a hose on the backfill for twenty minutes on each elevation and watch the inside of the wall. Do it before insulation and drywall, while a problem is still cheap.
Ask the builder to hand over the membrane product data, the footing drain layout and photos of the drain before backfill. If those do not exist, the work probably does not either.
What this saves you later
A new basement built this way rarely needs an interior drainage system at all. A basement built the usual way often needs one within fifteen years, and by then the fix means cutting the finished floor and hauling the spoil out by bucket.
